Which formula is used?
The standard amortising loan formula: a fixed payment where every instalment covers the interest due and repays part of the principal, so the balance reaches zero at the end of the term.
Does the result include taxes, insurance or fees?
No. Only principal and interest are calculated. Property tax, home insurance and service fees are usually collected separately and depend on your lender.
What happens with a 0% interest rate?
The payment simply becomes the loan amount divided by the number of months, and the total interest is zero.
